After 8 years in the A&K portfolio, this villa is still one of our very best.  A wonderfully renovated farmhouse in Tuscany just a short distance away from the medieval village of San Gimignano, Villa le Terme offers unbeatable views over the rolling Chianti hills. Tastefully furnished, this luxury villa retains its original charm while providing modern comforts and facilities.

Benefiting from an elevated position, Villa le Terme is a five-bedroom luxury villa with breathtaking views across a cypress-lined landscape. This splendid private villa provides an authentic Italian experience in the comfort of contemporary furnishings and fittings. A luxury spa, steam room, infinity pool and summer bar will dissuade even the most adventurous of travellers from wandering far; we can even arrange for you to do truffle hunting on the estate! Through the entrance hall on the ground floor is the spacious kitchen. Rustic in style yet fully equipped with state of the art appliances, the kitchen is perfect for large parties. The main dining room has doors that open out onto the patio, while the living room - lovingly converted from the old barn - has comfortable sofas, satellite TV and a home cinema as well as a spiral staircase leading to the mezzanine floor with a pool table. Also on this floor there is a pizza room complete with a wood burning pizza oven, an indoor barbeque and a double bedroom accessed via the dining room. The well-appointed bedroom offers its own luxurious en suite spa with showers, a sauna, steam room and a corner Jacuzzi bath. The four additional bedrooms are located on the first floor: choose from a double bedroom with an en suite Jacuzzi, a double bedroom with separate external access complete with a large ornate fireplace, or two further double bedrooms with en suite bathrooms and a separate shower room. The pool table, home cinema, pizza oven and 16m x 7m fenced infinity pool make for a fun family villa holiday in impossibly pretty surroundings. The shaded outdoor terrace is a perfect place to relax with a book or take a morning yoga lesson to start your day, and for larger groups you can also rent a cottage located on the same estate that accommodates up to 10 additional guests.


Ground Floor

  • Entrance hall.
  • Kitchen, fully equipped for large parties, with access to the garden and covered outdoor dining area.
  • Main dining room (60sqm), equipped with an i-Pod docking station, has doors that lead to the patio.
  • Living room which has been converted from the old barn, it has sofas, satellite TV and home cinema and spiral stairs that lead to the mezzanine floor with pool table.
  • Double bedroom (27sqm) accessed via the dining room, it has an en-suite spa with showers (one cold, one hot/cold), sauna, steam room, WC, sinks and corner Jacuzzi bath.
  • Pizza room with a wood burning pizza oven and indoor barbeque, to be used under the supervision of the cook or staff.

First Floor

  • 22sqm bedroom with en suite bathroom (Jacuzzi tub and shower attachment). The bed can be made up as double (1.9m x 1.9m) or twin.
  • 22sqm double bedroom (1.65m x 2m), also accessible externally, huge fireplace and en-suite bathroom (shower).
  • 14sqm bedroom with en suite bathroom (shower). The bed can be made up as double (1.7m x 1.9m) or twin.
  • 12sqm bedroom with en suite bathroom (tub and hand-held shower). There is a further bathroom adjacent to the room with shower. The bed can be made up as double (1.9m x 1.9m) or twin.


  • Access the property via 3.5 km of unpaved and bumpy road.
  • The villa manager lives on the estate, in a separate building though Villa Le Terme remains extremely private.
  • Two cats, two dogs and some horses live on the estate. It is not allowed to ride the horses.
  • Extras are payable locally in cash euro only. Cheques and credit cards are not accepted.
  • A deposit is due on arrival in cash euro for the payment of extras charged "per consumption".

  • Your stay might be subject to a city tax which is raised by the municipality in which the accommodation is located. This tax is payable locally in cash euro only.

  • Maggiolata Lucignanese, Lucignano (Siena):

Traditional feast celebrating the upcoming spring after the long winter season in the hope of a fruitful harvest. Includes a parade with folk groups in traditional dresses and four carts decorated with thousands of flowers which will be rated by a jury. Last but not least, the race between the city districts will end with a one of a kind Battle of Flowers, leaving the carts empty and bare.

  • Cantine aperte:

Open-day for many wine producers who will welcome visitors into their cellars, giving them the chance to visit the estate and taste excellent wines often under the supervision of a professional sommelier.


  • Siena Jazz:

Jazz concerts and sessions held in various locations in and around Siena.

  • Ferie delle Messi and the Giostra dei Bastoni, San Gimignano, third Saturday and Sunday of June.

This festival was once held to celebrate the harvest. Today it is a mediaeval-style festival with costumed knights on horseback, fireworks, musicians, an art and crafts market and plenty of good food.


  • Corsa del Palio, Siena:

This is without any doubt the major event on the city's calendar and is held twice a year in the fabulous venue of Piazza del Campo. It is a bareback horse race with riders dressed in 15th-century costumes. Each rider represents one of Siena's 17 contrade (city districts).

  • San Gimignano Musica, San Gimignano:

Music entertainment and concerts held in the beautiful setting of the Rocca San Gimignano. Held in July and August.

  • Towers Festival, San Gimignano:

Classic music concerts but also contemporary musical performances held in Piazza Duomo, each year a new and interesting programme is created.


  • The Aromatic City, Siena:

A summer festival held in Siena and its surroundings featuring rock, jazz, and ethnic music concerts as well as dance shows. Scattered among various locations, the festival usually ends with a popular music artist performing in the beautiful venue of Piazza del Campo. 2015 was the turn of Patty Smith who presented her latest album released in June.

Enogastronomic festival dedicated to the delicious olive oil. Local producers gather here to present the best of their production offering oil tastings accompanied by local food.

General Activities IN TUSCANY

  • Pharmacy of Santa Maria Novella - visit the pharmacy of Santa Maria Novella in Florence and discover all the different perfumes, herbals and soaps
  • Opera - head to Torre del Lago and attend one of the many performances based on plays written by Puccini (only in summer)
  • Wine and Olive Oil tasting - travel to Badia di Passigano and visit the abbey with its wine cellars before relaxing in the abbey's Osteria di Passigano, for a real Tuscan wine and olive oil tasting experience
  • The Chocolate Valley Tour - visit the Chocolate Valley which lies between Pisa and Montecatini and visit an esteemed factory where you will be tantalised by aromas and flavours of the process of traditional chocolate making and tasting session (not available during summer)
  • Carrara and Pietrasanta Marble - enjoy the marble caves of Carrara, the marble that Michelangelo chose to immortalise his masterpieces. Afterwards see artisans at work as you visit a Sculpture Studio in Pietrasanta
  • Fantastic Gelato - located in central Florence to visit one of the most well known " gelaterias"
  • Private Villa Concert - the ultimate Italian music experience in the intimacy of your villa. A Violin-Piano Duo, Harp and Flute, a String Quartet with Soprano and Tenor singers as well as Jazz and Neapolitan Folk formations can be arranged

Currency Information

The Euro (€) is the official currency of Italy. Coins are available in 1 cent, 2 cent, 5 cent, 10 cent, 20 cent, 50, cent , €1 & €2 denominations. Notes are available in €5, €10, €20, €50, €100, €200, €500 denominations.

Money Matters

Travellers cheques are widely accepted for exchange or purchase in major cities, but in more rural areas, visit a bank to exchange them for Euros. Major credit cards are widely accepted here (though a limited number of merchants have American Express accounts) and ATM access is widespread. Exchange currency only at authorized outlets such as banks and hotels, and exchange only what you think you will spend in-country. Coins cannot be reconverted on departure. Save all receipts from any currency exchange transaction. You may be asked to produce them when you exit the country, and they are required if you intend to reconvert local currency.


You are not expected to tip on top of restaurant service charges, though leaving a small amount is common practice. If there is no service charge, you might consider leaving 10%/15%, but it is not obligatory. In bars any small change is left as a tip. Tipping taxi drivers is also not mandatory but suggested.

Arrival & Departure Formalities

Travel documents are your responsibility. In general you should have:

  • A signed, valid passport that will remain valid for at least 6 months beyond the completion of your trip. Your passport must have enough blank pages (excluding amendment pages) available for entry and exit stamps issued when entering and exiting immigration points.
  • Visas are required for certain nationalities and you are strongly advised to check your status allowing plenty of time for visa application.


In general, the climate in Tuscany is very mild with little difference between the various provinces. The summers are hotter on the coast and in the valleys than in the hills. It rarely rains in the summer months. The average temperature varies between 27°C and 33°C and can even reach 40°C. Spring and autumn are rainy and milder; however, there are still plenty of dry and sunny days. By May there is less rain and the days become longer with up to 10 hours of daylight. The average temperature in spring is between 19°C and 24°C, in autumn between 21°C and 24°C. The winter months alternate between rain and sun with an average temperature of around 10°C.


It is advisable to contact your doctor before you travel if you have any specific health concerns and take out appropriate travel and medical insurance.


Electrical service in Italy is supplied at 220-240 volts/50 hertz - a converter/adaptor may be required.

Driving IN ITALY

There are some important rules of the road -

  • At crossroads drivers coming from the right have priority excluding crossroads with traffic signs/lights.
  • Always carry your driver's license accompanied by the International Driving Permit, the car insurance papers and ownership (rental) papers.
  • The minimum driving age is 18.
  • Traffic drives on the right.
  • Seat belts must be worn - children under 12 must travel in the back seats, unless the front seat is fitted with a child restraint system.
  • Headlights must be on all the time except if driving in a city during the day with good visibility.
  • In the event of a breakdown a red warning triangle must be displayed in the road.
  • National speed limit is 50kmh (31mph) in towns, 90kmh (56mph) on secondary non-urban highways, 110kmh (68mph) on dual carriageways, 130kmh (80mph) on motorways.
  • Speeding fines: Euros 30 - 300.
  • For use of the highways it is invariably necessary to collect a ticket at toll booth marked " biglietti" before entering the highway. DO NOT pass under the lanes marked Telepass. Pay the toll at the exit. Payment can be made by coins or by credit card.
  • There are strict laws concerning drinking and driving. Blood alcohol levels must not exceed 0.05%. There are random breathalyzer tests carried out regularly by the police.

Parking in Italy

  • In many large towns, the historical town centre is subject to traffic restrictions (authorised vehicles only may enter) indicated by large white sign with a red circle saying " Zona a traffico limitato".
  • Street parking is organized and designated with signs and by the colour of the lines for the parking spots. The colour of the lines on the parking space indicates the type of parking; white is for free parking, blue is for paid parking, yellow is reserved for special use. Signs will tell you if you are required to pay or to use a parking disc to time your parking (more details below). In most regions, blue lines mark paid street parking. There will be a payment machine nearby. Place the receipt from the machine on the dashboard. In many towns, white lines mark free parking spots on the street but they may be limited by time. The closest parking sign will tell you if you must set your parking disc to show when you arrived. Set your parking disc to the time you parked and display it in the window. You must return within the maximum allowed time.

Thank you for your efforts in organising a terrific holiday. Your instructions on how to get to San Martino, all the toys and equipment in the properties, the restaurant recommendations and Serenella's delicious dinner made for a wonderful, relaxing holiday.

Needless to say, the boys were in their element! I don't know how many times a day they were in and out of the pool, but it provided hours of entertainment. So too did the sit-on ladybird and mini train, the lego and even the numerous crickets which happily cooperated with the boys and allowed themselves to be manhandled! Mornings were spent eating breakfast outside, followed by playing pirates on the pirate ship (yet another bonus of the villa), saying hello to the dogs and then a dip in the pool….What could be more enjoyable?! Serenella's pizza making class was a big hit, and her meal in the evening was first class. She was absolutely charming, and it was a real treat to have her cooking for us.

That was my first trip to Tuscany, however I can see us going back again and again. The area is stunning.

I hope moving back to London is not too much of a shock to the system!

We absolutely loved our time there and the Farmhouse was truly a gem…so historic, yet so beautifully restored and providing great amenities. The location was perfect…loved the dirt road drive and the remoteness of being in the middle of the vineyards and the olive orchards. The pool and the pool area were not only scenic and so delightfully relaxing but the cleanliness of the pool was impressive.

Availability Information

  • Villas are normally rented on a Saturday to Saturday basis throughout the year, however shorter breaks and alternative arrival days are available at some villas during low and mid seasons.

  • Please note that the standard check-in time at our properties is between 4-7pm and that we ask guests to vacate the property by 10am on departure day, unless otherwise agreed in advance.

  • 3 course pre-prepared lunch or dinner can be delivered to the villa from EUR 40 per person (min. 6 people), payable locally in cash. The meal only needs to be reheated and is swiftly ready.
  • Pre-arrival grocery shopping - available at EUR 30 (up to 8 guests) or EUR 50 (up to 10 guests) plus the cost of items. The service is available up to a grocery cost of EUR 200. This service is included within our A&K Hosted offering.

The villa

Because everyone’s concept of a villa holiday is different, we have created a formula designed to offer privacy, flexibility and the freedom to run your own holiday or call upon us to help open up a world of possibilities. Our villas are normally rented on a villa-only weekly basis and are ideal for those seeking independence and privacy. We’re on call in case you need us and we provide a change of towels and bed linen during the week, but otherwise there no inclusions.
