At Villa Vivent, days can be spent lazing at the 15m swimming pool or in the villa's fabulous indoor wellness area before striking out to explore Palma's thriving shopping streets and buzzing nightlife, a mere 20 minutes' drive away. Overlooking the verdant southwest of the island, the villa's garden extends over nearly four acres and comprises largely of lawns and tiered flower beds, as well as the property's very own vineyard. 

Sprawling over three floors, the five-bedroom home has been uniquely decorated to blend local craftsmanship with touches of Italian and Scandinavian flair, using only high-quality furniture brands such as Flexform and B&B Italia. With views across the island's picturesque countryside and interiors that wow with their expert style and comfort, this has to be one of the most sophisticated villas in the region.

This chic newly built property is an abundance of peace and tranquillity thanks to its vast grounds and idyllic setting amidst beautiful rural countryside, just outside the market town of Santa Maria, Northeast of Palma. It is a great base from which to explore the region being surrounded by picture-postcard villages and orchards filled with olive, almond and carob trees. Designed to bring the outdoors in, the huge south-facing windows of the villa's ground floor not only secure wonderful dreamy views, but the creative use of glass also illuminates the living and dining areas, making them the ideal retreat with comfy sofas and fireplaces. The home is kitted out with warm furnishings in restful creams and earthy colours, lots of wood, wicker and feature stone walls, all adding to the relaxed vibe. We love the various al fresco lounge and dining terraces, perfectly positioned around the house and garden, available for escape and relaxation. And with the fabulous indoor spa, including a heated plunge pool/Jacuzzi, sauna and gym, Villa Vivent has all the ingredients for a delightful summer holiday.

Accommodation comprises:

Ground Floor:

  • Spacious double-height entrance hall leading to the sun-drenched open-plan sitting and dining spaces (seats 12) with access to outdoor terraces, the garden and pool area.
  • Sliding doors lead from the sitting area to the TV room with modern fire place, SONOS sound system and window doors leading out onto the garden and pool area.
  • Fully-equipped open-plan kitchen with breakfast table (seats 6) and snug sitting area with fire place. Equipped with electric cooker, microwave, wine fridge, espresso machine, etc.
  • Bedroom 1: Twin/Double bedroom with en suite shower room and doors leading out onto a little patio with table and chairs.

First Floor:

  • Bedroom 2: Master bedroom with twin/double bed, TV, fireplace, a desk and private sun terrace. Spacious en suite bathroom with Agape Spoon tub and separate shower.
  • Bedroom 3 & 4: Both bedrooms have Twin/ Double beds, a private sun terrace and en suite shower rooms.

Lower Ground Floor:

  • Bedroom 5: White, tunnel-shaped bedroom with twin/double bed, a sofa bed and en suite shower. Access through the house and via a glass door leading out onto the garden/parking area.
  • Small gym with weights benches, running machine and TV. Use at guests’ own risk.
  • Wellness area including a sauna and a relaxation room with vaulted ceiling and plunge pool/Jacuzzi (approx. 2.5x1.5m). Please note that a surcharge applies for using the spa and heated Jacuzzi.

KINDLY NOTE:

  • This villa can only be rented to a group of adults or families with children above the age of 10 years.
  • We'd like to make you aware that certain areas inside and outside the property require extra caution, for example due to a lack of railing along internal staircase, low terrace railings on first floor, pool and spa area with potentially slippery surfaces, gym, etc.
  • The outside of the villa is equipped with CCTV cameras but these will not be accessed by any party during the duration of the rental.
  • One of the property's great assets is its own vineyard which requires visits by a caretaker from time to time and during the harvest period (usually in September).

Currency Information

The Euro (€) is the official currency of Majorca. Coins are available in 1 cent, 2 cent, 5 cent, 10 cent, 20 cent, 50, cent , €1 & €2 denominations. Notes are available in €5, €10, €20, €50, €100, €200, €500 denominations.

Money Matters

Travellers cheques are widely accepted for exchange or purchase in major cities, but in more rural areas, visit a bank to exchange them for Euros. Major credit cards are widely accepted here (though a limited number of merchants have American Express accounts) and ATM access is widespread.
Exchange currency only at authorized outlets such as banks and hotels, and exchange only what you think you will spend in-country. Coins cannot be reconverted on departure.  
Save all receipts from any currency exchange transaction. You may be asked to produce them when you exit the country, and they are required if you intend to reconvert local currency.

Tipping in Majorca

The Spaniards are fairly relaxed about tipping etiquette. However service is not usually included in restaurants and it is common practice to leave the spare change, or up to 10% of the total in a smarter restaurant. Taxi drivers and bartenders may be tipped less. Many petrol stations are not self service, however it is not usual to tip the station attendant.

Arrival & Departure Formalities

Travel documents are your responsibility. In general you should have:

  • A signed, valid passport that will remain valid for at least 6 months beyond the completion of your trip. Your passport must have enough blank pages (excluding amendment pages) available for entry and exit stamps issued when entering and exiting immigration points.
  • Visas are required for certain nationalities and you are strongly advised to check your status allowing plenty of time for visa application.

Weather in Majorca

During the summer months the islands typically has 11 hours of sunshine each day, average temperature topping 29ºC as well as virtually no rain. Spring's and autumn's temperatures range from 22ºC-28ºC and the region's sunshine is still between 8-10 hours a day. The weather can be unpredictable and much more changeable, with the night-time temperature dropping quite dramatically. The winter brings average temperatures dropping to a cooler 15ºC, and 5 hours of sunshine a day. 

Health considerations

It is advisable to contact your doctor before you travel if you have any specific health concerns and take out appropriate travel and medical insurance.

Electricity supply in Majorca

Electrical service in Spain, including Majorca, is supplied at 220-240 volts/50 hertz – a converter/adaptor may be required.

Driving in Majorca

  • No right-hand turn on a red light.
  • Traffic from the RIGHT has right of way.
  • Passport or national ID as well as driver's license,insurance papers and ownership papers must be carried all the time.
  • An international driving licence is not required for European citizens. Your locally issued driving licence, as long as it is accompanied by the passport, will suffice.
  • National speed limit is 50km (31mph) in towns, 90km (56mph) on secondary non-urban highways (carretera secundaria), 100km (62mph) on dual carriageways (carretera/autovia), 120km (75mph) on motorways (autopista). Speeding fines: 30 – 300 Euros.
  • Minimum driving age is 18.
  • For use of the highways (autopista) it is often necessary to pay a toll before access. Prices vary and are calculated by the distance of the journey. 
  • There are strict laws concerning drinking and driving. Blood alcohol levels must not exceed 0,05%. There are random breathalyser tests carried out regularly by the police.

LOCATION:

Villa Vivent is located in a quiet residential area outside the market town of Santa Maria, approx. 20km northeast of the island capital Palma. There are various eateries and shops within a short drive from the villa, with an even greater selection in nearby Palma, Inca and surrounding villages. Golf courses and tennis courts are also available within a 15-minute drive. The beaches in the North of the island and around Palma can be reached within approx. 30 minutes by car. 25km to Palma.

Availability Information

  • Villas are normally rented on a Saturday to Saturday basis throughout the year. However, shorter breaks and/or alternative arrival days are available at some villas during Low and Mid seasons.
     
  • Please note that the standard check-in time at our properties is between 4-7pm and that we ask guests to vacate the property by 10am on departure day, unless otherwise agreed in advance.

The standard rate for adults (16 years and older) in High Season is EUR 1 per person per night (1-9 nights) and EUR 0.50 per person for any additional night (10% VAT applies).
