• Bedroom 2: Bedroom with double bed (1.7 x 2m), en-suite bathroom (shower); stairs to mezzanine area with single bed and fitted wardrobes; door leading to the outside patio with stunning views. Please note that the upstairs bedroom has a low railing (0.8m high) and low ceilings (1.6 - 1.9m). Room 40sq m.

Main Villa - Mezzanine Floor

Main Villa - First Floor

• Bedroom 5: Bedroom with double bed (1.7 x 2m), en-suite bathroom (tub and shower attachment). Room 44sq m.
• Bedroom 6: Bedroom with double bed (1.7 x 2m), en-suite bathroom (shower), sitting room. Room 44sq m.
• Bedroom 7: Bedroom with double bed, en-suite bathroom (tub and separate shower), sitting room with sofa, decorative fireplace. Room 56sq m.

Annex

• Sitting area with sofa, writing table and chair; wall-mounted plasma-screen TV
• Bedroom 8: Bedroom with double bed (1.7 x 2m), the room can be separated from the living area by sliding door; en-suite bathroom (shower). Room 12sq m.
• Bedroom 9: Bedroom with double bed (1.7 x 2m), en-suite bathroom (shower). Room 15sq m. Please note that this room has only sky windows.

Kindly Note

• The road to the villa is unpaved but in fair condition.
• CCTV cameras operate outside for security.
• Your stay might be subject to a city tax which is raised by the municipality in which the accommodation is located. This tax is payable locally in cash euro only.

• Maid service daily, up to 4 hours, 6 days per week (day off Tuesday). Service on Sunday available at extra cost.
• Arrival set of bed linen, bath and pool towels and mid-week change.
• Final cleaning.
• Continental breakfast service, 6 days per week. Service on Tuesdays available at extra cost.
• Services of a Chef to prepare one meal per day (lunch or dinner), 6 days per week. Groceries payable locally, a food deposit of EUR 2.000 is due either on arrival in cash or with the balance of the rental. Service on Sunday available at extra cost. 
• Air-conditioning.
• Heating. 
• Cost of utilities (water, gas and electricity).
• Wireless broadband internet is included up to 20GB per week.  Please be advised that due to the rural Tuscan location and satellite link the internet connection might on occasion be intermittent and/or slow.
• Exclusive use of the swimming pool (12 x 6m / 39 x 19.5ft).

Extra Services

• Pool heating - available on request at EUR 100 per day.
• Pre-arrival grocery shopping EUR 150.
• Extra maid service - available on request at EUR 40 from Monday–Saturday and EUR 50 per hour on Sunday.
• Additional meals by the in-house Chef: EUR 800 (plus cost of ingredients) for Sunday dinner; EUR 600 for Sunday lunch (plus cost of ingredients).
