Ground floor:

• From the parking area enter into an internal courtyard
• On the right-hand side of the entrance you will find an open-plan living room with TV and decorative fireplace, a dining area with table for 10 people and a fully equipped kitchen with breakfast table
• From all these areas you can access the terrace, the pool area and outdoor dining space with beautiful sea view
• Laundry room behind the kitchen with washing machine and dryer
• On the left-hand side of the entrance you will find two bedrooms
• Bedroom one - Queen size bed with en-suite bathroom with stand-alone rain shower and direct access to the terrace with sea views
• Bedroom two - Queen size bed with en-suite bathroom with stand-alone rain shower and direct access to the terrace with sea views

First floor:

• Bedroom three - Master bedroom with queen size bed, en-suite bathroom with stand-alone rain shower and private balcony with sea view

Guest house with separate entrance

Ground floor:

• Entrance to the living room with sea views and access to the garden
• Fully equipped kitchen
• Bedroom four - Queen size bed with en-suite bathroom with stand-alone rain shower, with direct access to the terrace with sea views

First floor:

• Bedroom five - Queen size bed with en-suite bathroom with stand-alone rain shower and access to a private terrace with sea views

Outdoor space

• Pool area with sea views
• Outdoor dining table under a pergola
• Outdoor sitting area under a pergola
• BBQ and pizza oven
• A separate further sitting area under a pergola

• Cost of utilities including water, gas and electricity
• Arrival set of bath and pool towels, household and bed linen
• Linen change every four days
• Bath towel change every four days or when required, pool towel change daily
• Maid service 3hrs daily 
• Breakfast preparation daily (cost of groceries to be paid locally)
• Preparation of three meals per stay (with 48 hr advance notice and relevant shopping with cost paid locally)
• Pre-stocking upon request (two week pre-arrival notice required, cost of groceries to be paid locally)

• Barbecue facilities: Barbecue facilities are available at the Villa. When there are strong winds, please do not use the Barbecue due to a risk of fire. Alternatively, book a professional chef to use the Barbecue.

• Additional maid service or cook service available on request, at extra charge
• A non-refundable deposit of 50% will be required to confirm a booking
• A security deposit of EUR 4000 is required with the balance payment and will be returned after your stay

• There are low walls at this property and that the stairs in the Villa are without railing (especially in the guest house)
• The last 500 metres to reach the villa are unpaved and bumpy, some parts are steep uphill
• The access to the villa is not recommended for low-slung vehicles
• Short stays of 4 nights minimum with flexible change over day are accepted in June, July and September. Please enquire for details.
