• Two twin bedrooms (beds can be pushed together) that share a bathroom (tub and shower attachment). One bedroom has a portable air con unit on request. Beds 0.9 x 1.9m. Rooms are 18sq m each. Both enjoy garden views.
• Federico Suite: bedroom with en-suite bathroom (tub and shower attachment) and air con. Views over Chianti hills and Florence in the distance. Bed 1.9 x 1.9m, room 52sqm.

• Cost of utilities (electricity, water and gas).
• Arrival set of bed linen, household linen and pool towels.
• Final cleaning.
• Maid service daily for general cleaning of bedrooms and bathrooms (on Sundays available on request and at extra cost).
• Wireless broadband internet. Please be advised that due to the rural location of the property the internet connection might be intermittent and at an inferior speed than what you are used to. 
• Air-conditioning available in the bedrooms. 

• Central heating - available at EUR 200 per day.
• Groceries for meals. 
• Additional maid service is available on request at EUR 20 per hour per maid. 
• Change of linen and towels. 

• The road to the villa is unpaved but in fair condition.
• There are some unprotected drops/slopes around the property; young children need to be supervised all the time.
• Three cats and a dog live on the estate.
• The owner lives in an independent wing of the villa with separate garden and entrance. She is on hand for assistance during your stay.
• Your stay might be subject to a city tax which is raised by the municipality in which the accommodation is located. This tax is payable locally in cash euro only.
