• Two steps up and two steps down lead to the main living room (100sqm) with access to the garden, divided by an arch into two sections: sitting area with sofas and TV area with fireplace.
• From the living room, two steps lead up to a bedroom. Please note that this room is only available on request for an occasional visitor. The maximum occupancy cannot exceed 10 people at any given time. Please also note that this room does not have a bathroom.
• Dining room with table seating 12, access to the garden, TV; (45sqm).
• Indoor pizza oven. There is a second pizza oven outside by the al fresco dining area. Please note that the pizza ovens should only be operated by a pizza maker authorized by the owner.
• Four steps lead down to the fully equipped kitchen with breakfast table seating eight, access to the garden.
• 10 steps lead down to the wine cellar (wine available at extra cost).
• Gym with access to the garden.
• Spa area with bathroom, shower, Turkish bath.

• Landing which gives access to a small loggia with sofa and armchair, steps lead down to the garden.
• Living room with exit of the elevator, sofas, fireplace, bar, TV; 45sqm).  
• Il Quercio Bedroom: Double bed, TV, vineyard views, en-suite bathroom (shower); 30sqm.
• Santa Valeria Bedroom: Double bed, TV, vineyard views, en-suite bathroom (shower); 38sqm.
• La Villa Bedroom: Double bed, TV, views towards one of the outdoor dining areas and the garden, en-suite bathroom (shower); 28sqm.

• Buffet breakfast (including groceries for continental breakfast). Breakfast on Sundays is provided by one waiter for up to three hours
• Cleaning, five hours per day, six days per week

To cover any extra services required during your stay, you will be asked to transfer EUR 1,000 by bank transfer prior to your arrival. In case you spend more than EUR 1,000 during your stay, you will be asked to settle the outstanding amount on site by credit card upon departure.
