• The villa is part of an exclusive compound including Villa del Fattore, Casa Matteucci and Il Frantoio although the villa remains private with its own garden and pool.
• Your stay might be subject to a city tax which is raised by the municipality in which the accommodation is located. This tax is payable locally in cash euro only.
• The property has a pond; for that reason young children, especially those under six years old, should be supervised by an adult in this area.

• Chef to prepare lunch or dinner daily. Groceries payable locally at a flat-rate of EUR 45-55 per person per meal. Service not included on Wednesdays.  
• Breakfast service daily. Groceries payable locally at a flat-rate of EUR 15 per person per breakfast. Service not included on Wednesdays.
• Maid service daily. Service not included on Wednesdays. 
• Concierge. An English-speaking concierge is available daily for assistance and to answer any questions you might have about the villa or the surrounding.

• Wireless broadband internet. 
• Cost of utilities (water, gas). Electricity (and therefore air-conditioning) is included up to 750 KwH per week.
• Arrival set of bed linen, bath and pool towels and mid-week change.
• Final cleaning.
• Use of two tennis courts in the Controni estate (shared with the other houses) that can be also converted into soccer and volleyball field.
• Porter service on check-in and check-out.

• Groceries payable locally at a flat-rate of EUR 45-55 per person per meal. Various menus are available. Classic menu at EUR 45 per person includes a starter, main course (fish or meat), dessert; a deluxe menu at EUR 55 per person includes a starter, first course, second course with side dish, dessert; a buffet is available at EUR 55 per person including two starters, two first courses, one second course with side dish and a dessert. All menus include water, soft drinks and one bottle of wine every four people.
• Groceries payable locally at a flat-rate of EUR 15 per person per breakfast. The breakfast will be composed by: traditional food hand made by the chef, eggs and bacon, cold cuts, cheese, fresh fruit, fresh mozzarella, tomato, cereals, biscuits, jam, Nutella, peanut butter, fresh juices, yogurt, water, soft drinks, coffee.
• Baby cots and highchairs are available at extra cost. 

• The villa is located in a village, traffic noise should be expected as well as neighbouring properties. The grounds, garden and pool are for the exclusive use of guests. 
• External suppliers are not allowed access to the estate to guarantee everybody’s privacy. Extra services will be organized by the estate’s Concierge team that you can contact prior to the arrival. The services of the Concierge team to organize services is included in the rental.
